There isn’t a horse person alive that hasn’t fantasized about their dream horse property. Oh, the things it would have! The miles of pasture, the gorgeous stalls, the tack rooms fit for a king. The dream horse barn from your imagination would certainly be a sight to behold. When it comes to thinking of your real life horse property, it’s best to set your mind towards the real. There are several things you should keep in mind if you’re in the market for a horse barn and your perfect horse property.

1. Don’t start the process alone. Having an established real estate agent help you in your search will be invaluable. They will be able to provide you with a list of equestrian properties that you wouldn’t be able to find on your own. By sitting down and communicating your needs and wants to an agent, you will find a property perfectly suited to you in half the time.

2. Don’t skimp on location. You might have set your heart on a horse property with all of the fixings. It’s just what you want. The only thing that’s not good is it’s way outside of your commute. Traveling to work, to the store, or just to get gas will be a pain. And trust us, after awhile of living at this amazing property, you will regret the investment. Find a property that works with your commute and don’t ignore that.

3. You also shouldn’t over extend on the price you’re willing to pay. Sure, that property is absolutely gorgeous. You might even feel like it was made for you. But if it’s way outside of your budget, do not put yourself in a serious financial hardship just to get it. Sooner or later, you’ll wish you hadn’t made the investment.

4. Think in terms of what you need for your individual situation. A person with one horse will not need the same things in a property that a person with ten horses will need. It’s all about defining what’s best for yourself and your horses.

5. Check out your potential neighbors. It’s unfortunate how many home owners found a great place only to realize how much they dislike or do not mesh with the neighbors around them. Getting along with your neighbors can make or break a property’s desirability. It’s important to find this out before signing that check.

6. Investigate every single property. You’ll want to know about any possible issues you might run into. This could be anything from a wonky roof, an electrical problem, a flood zone, a bad well, and more. Always get the full story on a property and see things with your own eyes, first and foremost. It might sound good on paper, but in person it could be another story.

7. Visit a handful of properties before deciding. Sure, that first property was pretty great. But the next property might have all that and more at a better price or better location. Not every horse property is created equal, and if you never take the time to look, you’ll never know if something better suited is waiting for you.

8. Picture the future. Finding a horse property is all about thinking of the future. This is a place you will stay at for quite awhile. This is truly a long term investment. So think of your needs now and what you might need later on. It’s a tricky thing to consider, but worth it to find that property that’s meant for you today and still meant for you years from now.
